Investor loans secured against real estate are usually treated the same by lenders as loans for owner occupied borrowers.  Depending on the profile of the applicant, anywhere up to 100% of the purchase price can be borrowed.  High income earners able to demonstrate a strong position usually qualify for these loans. Loans below 100% are easier to gain approval for.

Most investors either have some equity in other property they can draw on or funds available, to come up with a 20% deposit – negating the need to pay LMI  (Lender Mortgage Insurance)– which is often around the 2.5% -  3% of purchase price mark.  Some people cross-securitise their owner occupied dwelling with their investment purchase.  This should be seen as a last resort.  Your  loansearcher.com.au  consultant will be able to discuss the pro’s and con’s to you.

Investors usually utilise Interest Only loans of 30 years and have no intention to repay any more than the interest component.  They rarely require loans with more than basic features.

Self employed investors are able to borrow anywhere from 80% to 95% of the purchase price by self declaring their income.  Any Lo – Doc borrowing over 80% attracts a higher interest rate, as the lenders risk is higher.
